A condominium is usually a unit which is attached to other similar units by a common wall or walls. When you buy a condominium or any other attached unit such as a town house, you obtain exclusive ownership rights to the interior space only of the unit that you have purchased. The common areas, i.e. every thing outside your unit, including the walls, parking, grounds, fences, pool, laundry, gym, driveway and other facilities are owned jointly with the other owners in the building. This is different to the exclusive ownership interest that you secure when you buy a detached single family house by becoming the sole owner of that building and the lot that it has been built on. Furthermore, owners of single family detached homes can change the appearance and remodel their homes as they want to. This is not the case with condominium or town houses that are governed by the Covenants, Conditions & Restrictions of their building which dictate owners' rights and the way in which those rights are restricted. It is important for a prospective condominium buyer to read (or have a professional read ) these documents (including the articles of incorporation, the by-laws for the association, a notice of intended litigation, a disclosure of the current dues assessment and the budget) to be sure that his/her intended use of / activities in the unit are allowed and that the association is and will be run in an acceptable manner. Unlike with single family detached homes, the responsibility for the maintenance of a condominium building is shared by all the owners. This is achieved by the establishment a homeowner's association to which owners become monthly due paying members .
